BMS Integration Guide for Motorized Blinds & Smart Curtains
Building Automation and Shading Controls
Integrating motorized window shading systems into a central Building Management System (BMS) allows commercial structures to harvest daylight dynamically. This significantly reduces internal lighting electricity loads and cooling HVAC demands.
In this technical guide, we analyze the three primary control topologies used in B2B projects.
1. Dry Contact Control (Relay Interface)
Dry contact is the simplest and most robust integration protocol. It utilizes low-voltage relays to signal the motor controller to raise, lower, or stop the blinds. It is highly reliable and immune to signal interference.
2. RS485 Serial Network (Bus System)
RS485 provides bi-directional communication, allowing the BMS to read the exact positioning (0-100%) and error codes of the motor. This is ideal for premium hotel guest suites where precise position feedbacks are required.
3. KNX / BACnet Integrators
For commercial office towers, shade controllers are connected directly to the building's KNX or BACnet IP network. This allows system programmers to coordinate shading positions based on external weather station data and solar angles.
| Protocol Type | Hardware Requirement | Feedback Capabilities | Ideal Use Case |
|---|---|---|---|
| Dry Contact | Multi-core control cable | No positioning feedback | Standard Guest Rooms |
| RS485 | Twisted pair shielded bus | Continuous % feedback | Executive Suites |
| BACnet IP | Ethernet Gateway | Complete telemetry data | Corporate Headquarters |
Cabling and Structural Sizing Precautions
Shade motors draw transient starting currents. Electrical engineers must place power outlets within 1.0 meters of the motor head. Ensure that ceiling pockets provide adequate horizontal clearances to prevent cable friction against structural beams.
